We provide planning, design, interior design, construction documents, and cost analysis for residential and commercial architecture in the Pittsburgh, PA area as well as home inspection during construction.
What happens during our initial meeting?
The initial meeting is either by phone or email correspondence where we explain our unique way of beginning a project. We will produce a preliminary design at no cost to you. This is done so you know what your project will look like and there is no question as to what we are going to produce. This sketch, delivered thru email, defines the scope of the project and is attached to the agreement.
At what point In my project should I involve an architect?
Engage an architect when you have a parcel of land either purchased or under control. An architect can help you select a piece of land. The land is the springboard of the design along with your program. The architect can maximize the use of the sight using views, wind directions, sun angles and utility locations. There may be a water problem to avoid etc.
How do I find the right architect for my project?
Whether you're looking for a residential or commercial architect we first recommend looking at an architect's work online or in person and then ask one question: "how soon after I turn over all my information can you produce a concept?" If the answer is "after a couple of meetings and a few sketches" find someone else. They will just waste time and money. Also, if you want a two-story colonial style home with an eagle over the door, call someone else. We produce customized homes, for you, that are works of art. We are not a drafting service.
How are architects compensated?
Our fee for architectural services can be based on the scope (projected cost) of the job. An hourly fee is charged against a maximum amount for the entire job. If we don't use it all, you keep the remainder. For residential architectural services we can work with a fixed amount per month until the charged fee is paid off.
What's my role in the design process?
Pappas Architects will depend on you to communicate about your design preferences, functional requirements, and budget. Your timely response to questions and design submissions will help keep the project on track. It is also important for you to raise any concerns you have as the project proceeds, so they can be addressed in the earliest stages. Working in partnership with your architect, you will help achieve a successful outcome for your project.
